Myths and Realities about System Performance, Maintenance, Repair
and Re-Roofing
1 BOMA Credit
Organized by Ontario Industrial
Roofing Contractors Association
All building owners and managers
will at some time be faced with the need to replace or renovate a
roof. With the vast array of products, designs and systems available
today, finding the best and most effective solution can be a
daunting task. What should be the most viable element of the
building is often the one receiving the least amount of
attention. What can be done to maintain the roof, keep costs down
and avoid problems? This session will briefly examine the major
features and benefits and clarify any misconceptions related to all
major roofing systems. Topics of discussion will include: thermal
transfer in and out of the building, durability and life expectancy
of various membrane systems, and issues relating to the maintenance,
repair, and re-roofing requirements of all major roofing
systems. This session will provide you with a
better understanding of the roofing system and how it can extend the
life of your building. The right decision can add substantially to
the bottom line and the building’s
performance. The wrong decision can result in economic loss and
unhappy tenants. Building owners and managers will also receive some
practical and proven guidelines for making important roofing
decisions, understanding costs in today’s market, and avoiding major

DEALING WITH ASBESTOS AND MOULD
9:45 am to 11:00 am
Asbestos and Mould in Buildings: What Every Owner and Manager Needs
to Know
1 BOMA Credit
Organized by Institute of
Housing Management
This session will begin by
briefly examining the provincial Asbestos Regulation and its
requirements for compliance by all building owners and Managers. As
of November
2007, all buildings must have an Asbestos Management Plan in place
which would identify all “asbestos containing material” in the
building. If asbestos is found on the property, then it is the
owner’s responsibility to notify all the building occupants and
workers in the building. How do you determine whether there is
asbestos in your building? For many years now, mould growth in
buildings has been recognized as a health hazard and liability for
building owners and managers. This session will provide an update on
developments in regulations, guidelines and technology trends
regarding mould in buildings. It will also address the more common
details in the building envelope that contribute to the risk of
water damage and mould growth so that owners and managers have a
better understanding of the potential causes and problems, and what
to watch out for.

Aging Buildings and Shrinking Operational & Capital Dollars: How Do
You Reconcile the Need?

continue to age, the structures are reaching thresholds where major
repairs or replacements are needed. Real estate managers, asset

risks are primary concerns impacting capital budgets. Notwithstanding,
adopting green strategies and meeting comfort expectations of
tenants add to the complexity of the problem. This session will
examine these challenges and offer some practical strategies to
weather the economic storm and manage your risk.

KEEPING WATER OUT OF YOUR
BUILDING
11:00 am to 12 noon
How to Deal With Water – The Silent Enemy of Buildings
1 BOMA Credit
Storm water is a hot
battleground of conflicting objectives for builders and building
owners. Water is a major cause of much building deterioration and
its infiltration into buildings is a top complaint on any list. From
a building standpoint diversion of water away from the building
elements as quickly as possible is the ideal approach. Conflicting
with this ideal are the limits of municipal infrastructures to deal
with the water volumes and the current wave of ‘Green’ water
conservation initiatives in which storm water is stored and utilized
onsite for irrigation or service uses like flushing toilets. This
session will outline some methods of achieving harmony between the
conflicting objectives, providing some insight into ways of both
keeping the water out of a building and providing for its storage or
control on the site.
